About Titan Property Investors
Hi, I'm Jeff Campbell. I built this site to help people.
Pre-foreclosure is one of the most stressful seasons of a person's life. My goal isn't to pressure you into selling — it's to give you clear, honest information so you can make the best decision for you and your family.
Tennessee roots, Arkansas based
I grew up in South Fulton, Tennessee — a one-red-light town in the northwest corner of the state. Small enough that everybody knew everybody, and honesty wasn't optional, it was just how you did business.
Today my office is in Heber Springs, Arkansas, in central Arkansas. I lived in Nashville for a couple of years and have invested in Tennessee properties before. I'm not going to pretend I have a storefront in Nashville or Memphis or Knoxville — I don't. What I have is Tennessee roots, real experience in these markets, and a network of local title companies, attorneys, and inspectors we close through in every city we serve.
That's it. No fake addresses. No call center. No rented "we buy houses" branding. Just one guy from a small town who's trying to build something useful for people going through one of the hardest things they'll ever face.
Why I built this site
When you're behind on the mortgage, you get bombarded. Postcards in the mailbox, robocalls during dinner, strangers knocking on the door, "investors" who won't even tell you their real name. Most of it's noise, and a lot of it's misleading.
I wanted the opposite of that. A site you can come to, read, and actually understand what's happening to you. The truth is most pre-foreclosures have three real paths forward, and which one fits depends entirely on your equity, your income, and how close the sale date is.
If you've got steady income and just hit a rough month, your best move is almost always saving the house — call your servicer's loss mitigation department on Monday and ask about reinstatement, forbearance, or a modification. If you've got real equity and a few months before the sale, list with a Realtor — the open market usually nets you the most money. If the sale date is close, the equity's in the house but the income's gone, or you just need certainty and speed, that's where we fit.
We'll tell you honestly which one matches your situation. Sometimes that means we don't make a dime on the call. That's fine. Long-term, an honest conversation is worth more than a forced deal.
How we work with homeowners across TN & AR
No-pressure conversations
You'll talk to me directly — not a salesperson. If selling isn't the right move, I'll tell you what is.
Local closings, every market
We close through reputable title companies and real estate attorneys in your county. You sign locally. Funds wire same day.
Built for tight timelines
When your sale date is weeks — or days — away, we move fast. We can typically close in 7–14 days when needed.
"But you're not in my city — how does this actually work?"
Fair question, and one we get a lot. Here's exactly what working with us looks like whether you're in Nashville, Memphis, Little Rock, or anywhere in between:
- 1
Call or text
We talk through your situation, your timeline, and what you actually want. 15–20 minutes, no pressure.
- 2
Property walk
We coordinate a local walk-through — either I drive in, or a trusted local partner walks the property and sends video.
- 3
Written offer
You get a clear, written cash offer with no hidden fees. You decide. No is a complete sentence here.
- 4
Local closing
We close at a title company or attorney's office near you. You sign locally. Funds wire to your account the same day.
